Meet EnergyOS: One Platform From Sensor to Sustainability Report

Most energy programs are held together with tape. A metering dashboard covers one building. A spreadsheet tracks utility bills. A consultant shows up once a year to estimate carbon. Each tool answers part of the question, and someone on your team spends hours reconciling numbers that should have agreed in the first place. That reconciliation work is where budgets quietly leak and where board reporting turns into a fire drill.

EnergyOS was built to close that gap. It is a multi-tenant energy management and sustainability platform that carries a building's data along one path, from the moment a sensor takes a reading to the moment a sustainability report lands in front of your board. Think of EnergyOS as four layers on one data spine: measure, manage, optimize, and report. The same validated readings move through all four, so the number in your carbon report traces back to the meter that produced it.

Layer one: measure

Everything starts with clean data, and clean data is harder than it sounds. EnergyOS pulls readings two ways. Wireless and MQTT sensor gateways stream circuit-level and equipment-level data in near real time. Utility imports bring in the rest through Green Button, the Bayou utility API, and ENERGY STAR Portfolio Manager, so historical consumption and billing data sit alongside live telemetry.

The platform ingests millions of readings and does not trust any of them blindly. Incoming data runs through validation, and anything that looks wrong gets quarantined rather than silently averaged into your numbers. Good readings roll up into hourly and daily summaries that stay fast to query even as the record grows.

Structure matters as much as volume. EnergyOS organizes points into a metering-tree hierarchy, with virtual meters, device groups, and accumulators that let you model how a building actually works. Submeters roll up to a building view, and buildings roll up to a portfolio view. A tenant meter, a chiller, a whole campus, and a fund of properties all live in the same model, so you can move from one panel to a portfolio total without exporting anything.

Layer two: manage

Once the data is trustworthy and structured, the platform becomes an operating tool.

Analytics start with weather-normalized baselines, so a warmer month does not get mistaken for waste. From there you benchmark against peers and against ENERGY STAR, set budgets, and watch variance against them as the period unfolds. When actuals drift from plan, you see it while there is still time to act rather than at month close.

Alerts turn that visibility into response. You configure rules, receive real-time notifications, and route them across channels with escalation, so the right person hears about a problem at 2 a.m. instead of reading about it in a report a week later.

Billing is where a lot of manual effort disappears. Tenant submetering and automated billing let a landlord or campus recover energy costs accurately without a spreadsheet marathon each month. Utility bill automation handles the invoices coming the other way. AI vision extraction reads each bill, a second model verifies the extraction, and a reconciliation step catches the discrepancies that would otherwise slip through. Accounts payable stops being a data-entry job and becomes a review.

Layer three: optimize

With reliable data and daily operations under control, the platform helps you spend less and, in some markets, earn more.

Peak demand management addresses the charges that punish a single bad afternoon. You set demand limits, manage events, and use forecasting to see a peak coming before it sets a ratchet. Demand response takes the next step: enroll in programs, track event performance, and capture the revenue those programs pay for curtailment. The same metering data that flags the peak also documents the response.

Fault detection and diagnostics watches equipment for the patterns that precede failure and waste. Machine health adds vibration and current-draw signals, so a motor drifting toward trouble shows up as a trend rather than a surprise outage. For projects where savings have to be proven, EnergyOS runs measurement and verification in the IPMVP style, so a retrofit's results stand up to scrutiny.

Two more capabilities close the loop for specific operators. Indoor air quality scoring gives facilities and HR a defensible read on the spaces people occupy. Production efficiency tracks energy per unit produced, which turns the energy meter into a manufacturing metric that a plant manager actually cares about.

Layer four: report

This is the layer that used to require a consultant, and it is where the single-platform design pays off most.

EnergyOS builds carbon and ESG accounting on the same validated readings you have been using all along. Scope 1 uses EPA fuel factors. Scope 2 is calculated both location-based, using eGRID, and market-based, using certificates, so you can report either method without a separate exercise. Scope 3 groundwork is in place, and per-site emissions snapshots give you a footprint by location that aligns with the GHG Protocol.

Because the platform also holds your energy attribute certificates, the market-based number is not an estimate. RECs, SRECs, AECs, and PPAs live in an inventory with per-site allocation, and EES brokers some of them directly, so the certificates backing your claims and the emissions they offset sit in the same system.

Reporting itself is built to run on a schedule. AI daily summaries and cached insights keep leaders current without anyone pulling data by hand. Report templates and scheduled exports produce the recurring deliverables that finance, sustainability, and operations each need, in a form that traces cleanly back to the meter.

Built to fit, not to replace your judgment

EnergyOS is modular by design. Modules activate per organization and per site across subscription tiers, so a single building running submetered billing and a global portfolio running full carbon accounting use the same platform at different depths. Partner and white-label access lets service providers deliver EnergyOS under their own brand. Role-based access and audit logging keep the whole thing governable, which is what a CFO and a compliance team both want to hear before data becomes a reporting system of record.

The through-line is simple. One reading, validated once, structured once, carries all the way from the sensor to the sustainability report. You stop reconciling tools against each other and start trusting a single number.
